Lack of kickoff flashing

Installing a kickout is something that is often overlooked and is a vital part of the keeping moisture away from the stucco system. A kickout flashing is located where the gutter meets the stucco system and is designed to divert water away from the cladding and into the gutter.

There are several factors that can lead to water intrusion at this location but the most common reason is due to the lack of kickouts. Kickout flashings should be present and properly installed in order to be effective.

At every place where the gutter system meets the stucco requires kickout-flashing to prevent water from getting inside the building.

Flush windows

Most inspectors require that we install a raised bridge joint whenever the windows are flush with the wall. Caulking that is applied too thin will crack and weather faster. The best approach is to install a raised bridge joint. This gives the caulking something to bite on to and is applied a lot thicker.
